Q: We have debated adding onto our existing home and remodeling versus building a new home. When does it make sense to build new?

A: We began our business as renovators and came to the conclusion that it is often much easier to build new and the end product is much better. Today’s advanced building materials, construction techniques and energy efficient products result in a much better home. You do not need a new home for a kitchen and bath remodel, but if you are looking to put an addition on the top or rear of the house and thinking about tearing out existing walls, it sometimes make sense to build new. Depending on the scope of work involved in the renovation, it is often very difficult and costly to work within the framework of an older home. It is commonplace for renovators to run into unexpected complications. The cost per square foot can be triple the cost to build new.  Per square foot, a new home will bring greater value than a renovated older home.

 

Q: How do I find a lot or a suitable tear-down?

A: We will help you. Rob is a licensed real estate agent working with Goshen Valley Realty. He will help you locate a suitable lot or tear down. Many of the lots and tear downs we have secured have come from word of mouth in the neighborhoods we build and realtors who know us. In a strong housing market it is not uncommon for well priced lots and tear downs to receive multiple offers. Having an inside connection helps to find good lots at fair prices. 

 

Q: How do I find a houseplan that works for me?

A: There are hundreds of plans and choices. During our discussions, we will fine tune what your wants and needs are, and in conjunction with our architect, design a plan that works for you. The specific lot and zoning can affect what may or may not be done.

 

Q: Your prices seem very reasonable. Why are they lower than other builders?

A: Our prices are very reasonable and are typically lower than other custom home builders and home improvement companies. We have very little overhead, no full time employees or equipment to maintain. We have worked hard to develop long term relationships with engineers, architects and subcontractors. These cost savings are passed on to the homebuyer. 

 

Q: How do I know how much home I can afford?

A: A good first step is to have a conversation with one of our preferred lenders. The price of the home will depend on the size and features you select. Our standard features include alot, but you may want to make design changes or add upgrades and special features. We will present you with a cost estimate up front so you know what you are getting before you ever sign any contract.

 

Q: How long does it take to build?

A: Depending on the city or county, it will take several months to get the required building permits. Once ground breaking begins, it will take about 7-9 months to complete the home. Factors like weather, building material shortages and last minute change options can delay the process.

 

Q: How much money do I need for a deposit?

A: We typically require a $10,000 deposit which is applied to the price of the home at settlement.
